The weather is not the only thing that is changing in the Sacramento Region- our housing market is changing as well as we head towards the holiday months and winter rolls in.
The market this past week has felt very stagnant and slow with really not much happening on most listings, but that is to be expected the week following Halloween, a time change none of us voted for and an election week.
I took the time to break down the latest stats for the 6 counties that make up the Sacramento Region and have them here for you now.

Lets start off with the biggest county in the region: Sacramento County where we currently have 2,368 active single family homes listed for sale in the local MLS with a median listing price of $564,990.
Since last Monday 10/26, Sacramento County gained 229 new listings and 176 homes also went pending sale. Inventory is growing in the county but all in all, is still on the low side.
44% of our active listings have reduced their price since originally listing their home for sale and oddly enough- 2% of home sellers have increased their price since hitting the market. (which really meakes no sense to me in this market)
49 of our active listings in Sacramento County are in foreclosure right now. 36 of these homes are listed as short sales which shows us that these sellers owe more than their home is worth, and 13 are regular sales which tells us these sellers have equity in their homes but have fallen behind on their payments and need to sell. Foreclosures in the area are up, but they are still below the 2019 numbers and are still just a sliver of the market, it’s important to remember that next time you read a doomsday headline screaming that Foreclosures are up.

Moving on to El Dorado County now where we have 635 active single family homes listed for sale in our MLS with a median listing price of $669,000.
The median days on the market before a home goes under contract in this county is 62 days. Homes in El Dorado County tend to take longer to sell because buyers shopping in this area are concerned about more than just interest rates and asking prices- they are also concerned about fire insurance since most of the county is located in a high fire zone. The California “Fair” Plan has been increasing rates lately and buyers are cautious to enter escrow without knowing exact costs for homeowners insurance.
44% of our active listings have had a price reduction since hitting the market. 9% of our active listings are relisted homes that failed to sell earlier in the year. Most of the homes that are listed again after failing to sell are listed for a lower price than before.
In El Dorado County, 11 of our active listings are in active foreclosure. 7 of these homes are listed as short sales and 4 of them are regular sales. Overall in the county, there are very few distressed sales.

Sutter County currently only has 194 active single family homes listed for sale in the MLS today with a median listing price of $497,000. Despite homes being lower than many other neighboring counties, homes in Sutter County are still taking a while to find a buyer. The median days on market before a home listed for sale in Sutter County goes under contract is 49 days.
46% of the active listings in the county has had a price reduction since listing for sale and 5% are relisted homes that failed to sell earlier in the year.

Now let’s check out Placer County where we have 1,105 active single family homes listed for sale with a median listing price of $724,000.
Since last Monday (10/26/26) 84 new listings hit the market with a median listing price of $627,000. Sellers seem to be listening to the market and are pricing their homes lower than the comps in the area- this strategy works well and 9 of the newly listed homes are already under contract in under a week’s time. In the past week, 62 homes went under contract as well.
43% of our active listings have had a price reduction since originally listing for sale.
15 of the active listings in Placer County are in active foreclosure. 12 of them are listed as short sales and 3 of them are regular sales.
Buyers shopping in Placer County are shopping in the lower priced homes and are slower to enter escrow if the home does not check every box. Buyers are starting to learn that this market allows them to be picky- and they are cashing in on that!

In Yuba County, there are currently 252 active listings in the MLS with a median listing price of $460,000. 39% of the active listings have reduced their price since hitting the market. The median days on market before a home in Yuba County goes under contract is 77 days. Affordability and condition seem to be the biggest complaints I am hearing from buyers looking in this county.

In Nevada County we currently have 318 active single family homes listed for sale with a median listing price of $615,000. 39% of the active listings have reduced their price since listing for sale.
The median days on market in Nevada County is currently 84 days so homes are taking a long time to get sold right now in this county. Much like El Dorado County, buyers shopping in Nevada County are concerned with more than just interest rates: they are also concerned about fire insurance. The forests are pretty dry right now since we have not yet gotten a lot of rain and with the recent news that the California Fair Plan is increasing rates across the area has given many buyers more concerns about buying a home.
Buyers tend to be more cautious to enter escrow in the high fire zones than they are down the hill and out of the danger area.
