The market is feeling SLOW these days since the recent rate increases that pushed interest rates above the 7% mark a few weeks ago, but the homes in the Greater Sacramento Region are continuing to sell although some counties are doing better than others.

Starting off looking at the Biggest County in the region- Sacramento County where as of Monday morning, we have 2,424 active single family homes listed for sale in the county with a median listing price of $574,000. In Sacramento County, the median days on market before a home goes under contract is currently at 42 days and this has been the same throughout the last couple of months showing that despite the volatility in the market, Sacramento is not slowing down much.
43% of the active homes in Sacramento County have reduced their price since hitting the market which shows you that the home sellers are starting to feel the pressure of more competition and less buyers shopping.
263 new listings came to the market since 10/05/2026 and the median listing price of the new listings is $569,000. This may sound like a LOT of new listings to come to market in only a week’s time, but the county is large and during that same week period, 182 homes accepted offers and went under contract, removing them from the available market.
This is an easy way to understand why we are still in a seller’s market in Sacramento County- the inventory remains low, and even though homes are not selling overnight like they were during the “covid market” they are selling faster than the rest of the Sacramento Region.
Right now, 39 of our active listings are in pre-foreclosure. 29 of them are listed as short sales, which tells us that these sellers owe more on their mortgage than the home is worth and therefore are selling at a loss. 10 of them are regular sales which tells us that those homeowners have equity, however they have fallen on hard times and have not been able to pay mortgages, so they are selling to preserve that equity.
Headlines are starting to voice that Foreclosures in the Sacramento Region are up- and that is true, however they currently only account for 1.61% of our active market. It’s important to remember that two things can be true at once: Foreclosures are up when compared to the past 6 years, but they are also a small sliver of the market. Headlines often feed off emotions so this is why you may be reading that foreclosures are on the rise.
Overall, when looking at Sacramento County I would say that this county is in a fairly “normal” market with sellers having a slight advantage but homes still taking longer than a month to go pending sale.

Moving along to Placer County- the county I call HOME, we currently have 1,142 active single family homes listed for sale in the MLS with a median listing price of $732,851. In Placer County, the median days on market before a home goes under contract is climbing compared to the summer months and is currently at 56 days.
43% of all the active listings in our MLS have had a price reduction since listing for sale. Inventory is still low enough to consider the market in Placer County a seller’s market, but buyers have a lot of power in today’s market.
Since October 5th, 62 homes went under contract with a median listing price of $669,500. The top cities buyers went into escrow in this past week were Roseville, Rocklin and Lincoln. Buyers shopping in Placer County are definetly laser focused on the lower priced homes but they also want a home that needs minimal work after closing. Fixers are not doing well in today’s market unless their price is very low.

Moving on to El Dorado County, we have 675 active single family homes listed for sale in the MLS with a median listing price of $689,000.
El Dorado County has more than the high interest rates concering buyers- they are also very focused on the cost of fire insurance. The majority of El Dorado County is located in very high fire zones which can equate to extremely high fire insurance premiums. Because of the high cost of financing, high home values and high insurance in this county, homes are taking a long time to sell right now. The median days on market in this county is 77, and the average is 109.
Home sellers in El Dorado County who provide insurance estimates upfront, do what they can to reduce the fire risk to their homes and price aggressively are the sellers who are beating the longer days on market. When you remove the fear of the unknown for a buyer and give them all the needed info before they ever go see it, this helps them feel excited about your home instead of crippled with worry about unknown costs.
44% of the active listings in El Dorado County have had a price reduction since hitting the market and the average amount of the reduction is around 3% of the asking price.
